Why Green Building Certifications?

Green building rating tools – also known as certification – are used to assess and recognize buildings which meet certain green requirements or standards based on a building’s or a construction project’s performance from a sustainability and environmental perspective. Rating tools, often voluntary, recognize and reward companies and organizations who build and operate greener buildings, thereby encouraging and incentivising them to push the boundaries on sustainability. They kick-start the market by setting standards that then in turn elevate the ambition of government building codes and regulation, workforce training, and corporate strategies.

Such ratings aim to improve the overall quality of buildings and infrastructures, integrate a life cycle approach in its sustainable building design and construction, and promote the fulfillment of the United Nations Sustainable Development Goals by the construction industry. Buildings that have been assessed and are deemed to meet a certain level of performance and quality, receive a certificate proving this achievement.

Rating tools vary in their approach and can be applied to the planning and sustainable building design, construction, operation and maintenance, renovation, and eventual demolition phases of a green building. Rating tools can also differ in the type of buildings they are applied to, with specific tools or subsets of tools used for different building types such as homes, commercial buildings or even whole neighborhoods.

With the principles of green building gaining momentum, more and more Green Buildings Councils (GBCs) are established across the world. In 2002, the World Green Building Council was officially formed to bring all the GBCs under one roof. GBCs from Australia, Brazil, Canada, India, Japan, Mexico, Spain, and USA were the founding members. As of 2018-19, there are 69 Green Building Councils under the World Green Building Council organization.

According to the Global Status Report 2017 published by United Nations Environment Programme (UNEP) in coordination with the International Energy Agency (IEA), buildings and construction activities together contribute to 36% of the global energy use and 39% of carbon dioxide (CO2) emissions. Currently, more than 100 building certification systems exist around the world. The most popular building certification models today are BREEAM (UK), LEED (US), and DGNB (Germany).

Green Building Case Study

A leading Federal Entity office buildings. There are three building of identical structures, two of them located in Dubai and one in Abu Dhabi, are of commercial use with 3B+G+M+3F+RF. Each building has an approximate gross floor area equal to 192,000 sq ft,. The net air conditioned area of the project is approximately 101,000 sq ft. The project are new construction registered for green building rating with the US Green Building Council under LEED-NC 3.0 and One of the building located in Dubai is Certified as LEED Gold. Building Abu Dhabi is targeting for LEED Gold. Another building in Dubai which is currently under construction is targeting LEED Platinum
